Every seller wants her home to find sell fast and bring a lot of money. Does that sound good for you? Well, it isn't luck making that happen. It's meticulous planning and understanding how to professionally spruce up your homes for sale which will send home buyers scurrying for their checkbooks. This is the way to prep a house and transform it into an irresistible and marketable home.

1. Think It For Sale

Say to yourself, "This isn't my home; it is a house -- an item to become sold similar to a box of cereal on the supermarket shelf.
Result in the mental decision to "let go" of the emotions and focus about the undeniable fact that soon this house will no longer be yours.
Picture yourself handing within the keys and envelopes containing appliance warranties towards the new owners!
Leave behind every room.
Don't look backwards -- look toward the long run.

2. Remove Your Personalization.

Clean up those personal photographs and family heirlooms. Buyers can't see past personal artifacts, and you also do not want these phones be distracted. You need buyers to assume their very own photos about the walls, and so they can't do that if yours exist! You won't want to make any buyer ask, "I wonder what type of people live in this home?" You would like buyers expressing, "I can see myself living here."

3. Rearrange Bed room Closets and Kitchen cabinets.

Buyers love to snoop and can open closet and cabinet doors. Imagine that the message it sends if items fall out! Imagine such a buyer believes in regards to you if she sees everything organized. It says you most likely take excellent care in the remaining house too.

4. Rent a Storage Unit.
Nearly every home shows better with less furniture. Remove furniture pieces that block or hamper paths and walkways and put them saved in storage.

5. Remove/Replace Favorite Items.

If you want to capture window coverings, built-in appliances or fixtures along with you, remove them now. When the chandelier within the living space once belonged for your great grandmother, remove it. If your buyer never sees it, she won't want it. Once you tell a buyer she can't include an item, she'll covet it, plus it could blow your deal. Pack those items and replace them, if required.

6. Do Minor Repairs.

Replace cracked floor or counter tiles, patch holes in walls. Fix leaky faucets. doors that do not close properly and kitchen drawers that jam.

7. Result in the House Sparkle!

Wash windows outside and inside. Rent a pressure washer and spray down sidewalks and exterior. Cleanse cobwebs re-caulk tubs, showers and sinks. Polish chrome faucets and mirrors.
